Flat Roof Problems: Ponding Water, Blisters, Seams and Leaks

Flat roofs fail differently than sloped shingle roofs. Understanding the common flat roof problems—ponding water, blisters, split seams, and penetration leaks—helps property owners catch issues before they cause interior damage.

Ponding water

Water that stands on a flat roof longer than 48 hours is called ponding. Ponding degrades membranes, grows vegetation, and signals drainage failure. Even reflective membranes like TPO can break down under persistent ponding.

Ponding is usually fixed with tapered insulation or drainage modifications to create positive slope toward drains and scuppers.

Blisters and splits

Blisters form when moisture or air is trapped under the membrane and expands with heat. Eventually blisters rupture and let water in. Split seams occur as thermal cycling and age break down adhesive or heat-welded joints.

Both are repairable if caught early, but widespread blistering or seam failure usually means replacement.

Penetration and flashing leaks

Vents, drains, curbs, and HVAC supports are the most common leak points on flat roofs. Flashing and sealants at these penetrations degrade faster than the field membrane.

Regular inspection of penetrations catches failures before water enters the building.

Maintenance to prevent failures

Scheduled maintenance—clearing drains, inspecting seams and penetrations, and addressing small blisters—extends flat roof life significantly. Neglect is the most common cause of premature flat roof failure.

Maintenance cannot prevent every failure, but it dramatically reduces surprise leaks.

Frequently Asked Questions

Is ponding water on a flat roof normal?

Small amounts that drain within 48 hours are tolerable. Water standing longer indicates a drainage problem that should be addressed.

Can a flat roof blister be repaired?

Small blisters can be cut out and patched if the surrounding membrane is sound. Widespread blistering usually means replacement.
