How to Compare Roofing Estimates Before Hiring a Contractor

Comparing roofing estimates is one of the most important steps before hiring a contractor. The lowest price is rarely the best value, and quotes that look similar can include very different work. Here's how to compare them properly.
Compare scope, not just price
Two quotes at similar prices can include very different work. One may include full tear-off, ice & water shield, and new flashing; another may reuse old flashing or omit underlayment upgrades.
List each quote's scope line by line to see what's actually included.
Check materials and brands
Quotes should specify shingle brand and tier, underlayment type, flashing material, and ventilation. Vague quotes that say 'shingles' without a brand are a red flag.
Compare equivalent materials across quotes—an architectural shingle from one quote isn't comparable to a 3-tab in another.
Look for hidden or missing items
Watch for quotes that omit decking replacement, disposal, flashing, or ventilation. A low quote often leaves these out, only to add them during the project.
A reputable quote includes a per-sheet price for decking and clearly states what's included.
Verify warranty and credentials
Compare workmanship warranty terms and confirm the contractor is insured and WSIB cleared. Manufacturer certifications matter because they can affect material warranties.
The cheapest quote often comes with the weakest warranty and credentials.

Frequently Asked Questions
Why is one roofing quote much cheaper than others?
Low quotes often omit underlayment, flashing, disposal, or decking. Compare scope line by line to see what's missing.
Should I always pick the middle quote?
Not necessarily. Pick the quote with the best scope, materials, and warranty for a fair price—not the highest or lowest.
